Understanding French Rent Indexation Rules
A comprehensive guide to French rent indexation regulations, including how to calculate indexation and when it applies.
What is Rent Indexation?
Rent indexation in France allows landlords to adjust rent annually based on inflation indices published by INSEE (Institut national de la statistique et des études économiques).
When Can You Index Rent?
Rent can be indexed:
- Once per year, on the anniversary of the lease
- Only if the lease agreement includes an indexation clause
- Using the appropriate INSEE index (IRL for residential, ICC/ILAT for commercial)
How to Calculate Indexation
The calculation formula is:
New Rent = Original Rent × (New Index / Reference Index)
For example, if your original rent was €1,000 and the index increased from 100 to 103, your new rent would be:
€1,000 × (103 / 100) = €1,030
Important Considerations
- You must notify tenants at least one month before the increase
- The increase cannot exceed inflation
- Some areas have rent control regulations that may limit increases
- Keep records of all indexation calculations
